The complete demolition and interior build-out of the flagship high-end retail store at the Time Warner Center in New York City. This project was an extremely fast-track project. The customer wanted the entire project from bid submission to completion to occur in 12 weeks. Additionally they wanted an environmentally sensitive project, re-using as many reclaimed products and environmentally sensitive processes as possible.
Dolphin was chosen not only because of our excellent track record in quality and for being able to deliver fast track projects, extensive experience in LEED and environmentally sensitive projects but also for our unique skill set to successfully work with highly diversified customer requirements and personality traits. Dolphin understands and works very well with artisans and creative minds. Dolphin has the unique ability to translate between customer’s and designer’s wishes to the trades to insuring the project is completed to the customer’s delight.
This project included high degree of custom work in reclaimed items and working with fashion designers and artisans. Reclaimed barn wood is used throughout the store, from the ceilings to wooden pedestals, to give a warm and inviting feel. Benches in the dressing rooms are made of 300-year-old heart pine derived from old buildings. During the demolition of the previous space, existing materials were sorted and recycled or salvaged wherever possible to limit landfill waste. Further, no toxic glues were used, and all the paints and finishes have low volatile organic compound so the store doesn’t smell like a new store. In addition, Dolphin installed in the store energy-efficient LED bulbs to minimize energy consumption.
During construction, Dolphin Project Management noted numerous Value Engineering alternatives to save the client money (like the LED lighting) on the overall project budget. Dolphin personnel worked closely with Building Management to ensure that other building operations were not affected by construction operations during normal and after hour work periods.
